Fees include a lease contract processing fee of $25 that is non-refundable. An additional service fee of $300 is collected and may or may not be refundable*.
This service fee shall be refundable pursuant to the lease termination policies (found on page 11 of the lease, or below**) if:
a.) if the lease contract is terminated** in writing after March 1, 2013 or before May 1, 2013, $150 of the service fee shall be refunded.
-or-
b.) if the lease contract is terminated** in writing on or after May 1, 2013, the service fee will not be refundable.

Termination Prior to the Beginning of the Academic Year at the University or College. You may terminate this Lease prior to the beginning of the Academic Year at the University or College if you have received official written denial of admission to enroll for academic reasons, or have withdrawn (except due to discipline reasons) to the University or Parkland College ("College"), or you have not enrolled at the University or College, provided you (i) notify us in writing on or after May 1st but before June 1st, and pay to us a Termination Fee in the amount of $250.00 (ii) notify us in writing on or after June 1st but before July 1st, and pay to us a Termination Fee in the amount of $500.00 (iii) notify us in writing on or after July 1st but prior to August 15th, and pay to us a Termination Fee in the amount of $750.00, or (iv) notify us in writing on or after August 15th, and pay to us a Termination Fee in the amount of thirty percent (30%) of the total Rent attributable to the Fall 2013 Semester as outlined in the Lease. In the event Resident has terminated the Lease as provided in this paragraph, Landlord will refund to Resident any prepaid Rent for the period following the effective date of the termination paid in advance by the Resident; provided, however, that we may elect to apply any prepaid Rent paid by Resident, if any, toward the Termination Fee as calculated above. In addition, the Service Fee and any nonrefundable fees associated with this Lease will not be refunded to Resident. Proper and adequate documentation from the University or College must accompany any request for Termination as provided in this paragraph.

Underground parking is available for $1,000/semester. Only limited space is available.
